The Luca project was a high-end 8-floor architectural residential development with 31 apartments in Coolangatta on the Gold Coast.

Mosaic Property Group and Gatehouse Architects have planned this development to appeal to owner-occupiers, residences are thoughtfully designed for maximum functionality, with expansive open-planning, large balconies, and premium finishes. Generous amenity, relative to scale, provides the opportunity to nurture community and wellbeing. The architecture responds with sensitivity to its coastal location and Kirra’s iconic and coveted character.

We were engaged to undertake an independent third-party structural engineering peer review, at both concept and detailed design phases of the project.

The concept review identified value engineering opportunities in the existing structural design, suggesting opportunities for construction programming and cost benefits.

The detailed engineering review included undertaking independent finite element analysis in order to critically analyse and assess the incumbent structural design and its suitability for the project, specifically including;

- Typical Residential Floor
- Level 1 & Level 2 Transfer Slabs
- Lateral Stability System
- Vertical load-bearing elements
